In the second year, landlords can't charge more than one month's rent as a security deposit.Also in PA, landlords must put security deposits over $100 into an interest-bearing account and pay the interest to the tenant after the 3rd year of occupancy.You can charge an up front pet fee or pet deposit and you can charge for parking, storage, utilities, or other amenities that you rent separately.It will depend on your situation, but I hope this helps in general!

I've seen people create a new LLC per property, or per $X of equity, or after $Y of income since the $800 increases once you have higher amounts of income in the LLC, or any number of other arrangements (i.e., put all your best properties in 1 LLC and worst ones in another, or conversely, only put 1 good property in each LLC with 1 bad property).

Should I get into contracting with a flipper or custoM home builder for 50k a year 1099 and start my own llc and be a “real estate professional” and learn the ins and outs while making less money at first, or take a sales job 9-5 that makes 150k a year w2 and build up capital first.
