Condos in the are I am looking are less expensive than single family home (even with the same square footage) but I noticed they do not appreciate as much over time. 

So technically I guess it is multifamily, but sold as single family.

OK here is my situation, I'm 26 years old with $90k I'm willing to start investing in real estate with, I have zero debt and near perfect credit history and not much liabilities in life at this point......no house, still single, no kids etc.

My day job is primary research through surveys, so I was very interested to see if this was a single project or various surveys.

Also, Airdna pulls the numbers that are dropped in hosts checking accounts, that amount is only the nightly rate and cleaning fees.

Or something else entirely.I would recommend filing an extension and then having an experienced accountant review your entire tax return before you file it.

Instead I hedge my returns by saying to them, I don't want you to have to worry about more payments right now, but I will need a better sale price in exchange.I like to do these deals in a retirement account that's tax advantaged. 

Its like a forced savings account.
