Dee Jay I hate when people who don’t invest in Chicago or live here, speak on Chicago investing.Every Large MSA have several sub markets and not all move in the same direction and grow at the same rate.Even within the city, folks tend to only know one side of the city as the area is so large and dense.Plenty of great areas and inventory in Chicago!!!

Who did you set up your self directed IRA thru?

Very eclectic and energized in many directions.

Or have a direct conversation with the seller and try and fined a Fair Middle Ground at 25k. 

Which means the bank could call the loan due immediately, without all the lengthy non-sense required to foreclose, if the property is transferred to you.Second, you need to know, directly from the bank how much it would take to bring the loan current and avoid the short sell.

I set aside 8% per month for vacancy in addition to 5% cap-ex, 5% maintenance, 10% PM (which they take directly), etc.  

@Josh Copeland you are going to want to talk with your bank before proceeding in any direction.
