I don't know what a typical split is, but since they are doing most of the work and taking on the risk of the construction loan, maybe it's a 20/80 split or a 30/70 (30% to you, 70% to them).

For me that is one of the EASIEST maintenance calls I get.In addition, I will pick up some used washers and dryers locally off facebook marketplace for $150-200 and store them usually for when I put a new rental in service and need to put appliances in it.

Some are local people to the listing and assist in boots in the ground activities, others just do guest communications etc.A PM is not necessarily a building manager, but does typically manage the whole process property.
