I was somewhere around $100k/year when my CPA told me to elect my LLC as an s-corp. 

I told them i dont have a LLC, that i am just a landlord on my own.

Also, curious to know after purchasing if you spend money on theming and furniture updates etc are those able to be written off without an LLC?
