Aloha,Wow, everyone seems to be passing up potentially great Tenants. 1) All adult occupants need to complete an application, and all will be on the Rental Agreement.2) Married or Un-married, there will be a "joint and several" clause making all 100% responsible.3) Regarding INCOME only, it is a little ridiculous to expect all adults to individually meet the 3X criteria.

To imply that carrying assets with debt is the equivalent of slavery is really quite ridiculous.

I've read elsewhere that an LLC is required to reap those benefits, however, it sounds like the conclusion reached here is that an LLC is not required as long as it all lands in the schedule E.3)  I'm sure this is a ridiculous question, but, we're all talking about creative ways to exploit this new system so....Let's say I have 3 rental properties. 

We're familiar with the ridiculously humid summers and I would definitely not want to move back there if I can avoid it (just for the weather alone).
