What are your thoughts given the numbers and what route may be the best to go, as well as how that compares to other larger institutions and their loan options.In order they are:1)  3% down, prepaid mortgage insurance, single family.2)  3.5% down, FHA, 1-4 unit.3)  0% down , Utah housing NO PMI loan, single family.4)  5% down, prepaid mortgage insurance, 2 unit.I don't think I can come up the the 5% down but if it seems like the best viable option I may be able to squeeze it.

Just trying to gather some thoughts and figured I wouldn't be the only one with this question on my mind so here it goes..I have two deals under my belt and my feel/opinion lately, compared to last year, is that I have a tiny bit more confidence in the overall market down here in but honestly still have a good bit of above average hesitation when it comes to fully going through with a deal.

It is not just about what the property is worth but how much cash flow with the least investment possible and keeping the property with comparables in your area you can make, plus taking in consideration Capital Investments, vacancy, regular maintenance, etc etc
