Ah, loving this thread with all the speculation regarding the AU NZ and Canadian property market :)Having been a property investor and developer here in Australia for over 15 years, I can attest that the market is extremely expensive, mainly in the east coast capitals (Melbourne, Sydney particularly) and the rental returns on residential are quite low, I can also assure you there is no "imminent" collapse  just around the corner.

You can ask for a deposit upfront too but I usually deliver the house with 1/2 tank and have it returned with 1/2 tank.

Something like this, just off the top of my head....you can probably find some cancellation notices/addendum online.As per the contract dated____, between xxxx and xxx for the property at xxxxxx, I am hereby terminating the contract as per the inspection clause, paragraph xxxxxxx.Both parties hereby agree to terminate the contract, relieving the other party from any further obligation, and the earnest money of $xxxx shall be immediately returned to buyer xxxxx.By:   Buyer xxxxxx____________________________.
