I am not on that side of the table so I really dont know what they ask for  IE do they want to see the HUD when you purchased or are they simply relying on appraisal and current title report. now that 60k was just vapor right there is no cash ..

jose i know you are past this part of wholesaling, unlike my self this will be my first deal. i m using the fix & fix report and i am stuck at the rehab cost, how do i know what to put in this section. thanks for any help.

@Ockert KrugerI'd recommend looking at large brokerage reports like Cushman & Wakefield, CBRE, Berkadia, etc. for your area.

By law, if you are treating a known source of lead paint (not saying you are, and your report may indicate the opposite) you need to be licensed in lead safe practices or hire someone who is. 

It will outline not only the rate, but all costs including underwriting, credit report, origination fee, points, appraisal, etc.
