Dominic,You do not need to wait two years with a fully delegated bank/lender you use the 1st year plus a current profit and loss with bank statements to support deposits reflecting income.

It has nothing to do with COVID and everything to do with her husband being in prison and the life they've chosen to live.There is government assistance available out the wazoo.

If anything indeed changes, it usually takes 6-9 months for the prices to reflect.

I understand that the lease comes with the property but I am assuming that a new lease will have to be written and signed to reflect the change of ownership. 

Where is that reflected and how do we (or should/can we?)
