Our priorities in terms of market is there needs to be- anticipated economic growth (lots of tech companies are moving into Columbus),- prices need to allow us to buy in all cash (400k or less, ideally up to 300k),- we want the area to be safe (when looking into places like Dayton, OH or Memphis, TN for instance it looks like all our boxes are checked on paper, numbers wise but we realized quickly there are a lot of unsafe areas and we could have the potential for problem tenants)- yearly expenses to be relatively low (i.e. we are avoiding NYC and the tri state area, California, etc. for having extremely high taxes).Is our initial analysis on the right track for Columbus?

I know in other markets I have set up financing for wholesalers be it 7 days or 30 days etc allowing them to actually close so they are not risking losing thier deals and all the money and time they put into getting them.

For example someone trips and falls and hires the "strong arm" to get them "the money they are owed" the strong arm does a quick asset search of what is owned by the property owner (the LLC) and nothing shows up.

Hi,I have been doing private lending for a very long time, most of time first lien, some time 2nd lien also.recently came across a situation where first lien is already there on property and there is clause than 2nd lien can not be done on property.Investor(borrower) giving me option that we can prepare a new document for "Equity pledge" this mean conditional equity in property if there is default.I never heard this thing before.any one any input on this.Thanks in advance.
