Like for me I have a business I enjoy that produces active income I don't see myself stepping out of anytime soon, so I am prioritizing the nicer areas/properties that might not cash flow as much right now but will in the future and provide me with good depreciation to offset active income right now.Just such a personalized thing that doesn't have a one size fits all approach.

However, the examples you provide that “changed your mind” about success of absentee business ownership are either not business ownership but real estate ownership, or not absentee but multiple unit active management.  

Could anybody provide me with suggestions for promising investment areas or any other advice?

More realistically, if there's a veteran willing to give up re-using their VA loan entitlement amount in exchange for top dollar on the sales price, that's for the listing agent to proactively put in the listing description, and have a stock flier/email to send back when inquiring buyers/agents ask.

I got my bill for my house in Lake Oswego from Safeco which I had had for years and it was always around 2k to 2.3 k  i get the bill its 6k.. i call my agent and told him no way.. and he hunted around and found me something maybe 500 cheaper .. so I thought I have a aaa card I know they sell insurance and are reputable.. walk in there 1800 bucks done and I have full  basement ( which is rare on a new home in Oregon) and they gave me a much higher insurance amount if my sump pump fails.. bottom line shop.u
