It's a tougher course to navigate but the ability to refi is so hard to predict that you're much better off with a plan to simply divest paid off properties over time.

Every downturn in the RE market was predicted...at least 20 times before it actually happened (like now), but when it did happen, it destroyed a lot of people that were counting on it.

If you look at it from this perspective you can predict financial performance very accurately. 

I do believe that by thoroughly studying the demographics and history of an area, one can predict faster than average appreciation in real estate prices by investing in that area.Atlanta has seen one of the fastest growing Asian population in-flow in the last ten years.

They can be a more modest income than a NNN. but with less risk and more predictability.

I've learned that it's hard to predict the future but one should learn from the past.

I don't think it will get any easier to invest here in the near or distant future.West Oakland is definitely a volatile market, but I think it's volatility will decline and West Oakland will become more stable and predictable.

No one can predict when the market crash will happen, how severe it will be, or what it's effects will be.

I can't predict a time-frame.
