Water is the only exception I make since you have to actually go to the local water company and physically sign and pay a fee by check, no online.

If they want to physically complete the subdivision they have several additional steps to complete...and maybe they're working towards them, but that's not what their listing says and I don't see an in process project on the City's permitting portal.

Instead of using a "Zestimate" for a rough idea on what a house is potentially worth, I suggest looking at nearby houses sold that are similar to your subject property as that is better physical evidence of what the market is willing to pay for homes like yours--just make sure they are not too far apart (I would suggest to try and stay as close as 0.5 walking miles in urban areas and suburban and rural areas depend more on the town you are trying to rehab in.

(this is the strategy i am using... rapidly developing track record in both physical world and virtual world..... and rapidly explain how I am developing this track record.. but not really taking massive action.. in developing this track record.. but rather pivoting myself gradually towards major action...)However... before working with investors and possibly syndicating the deal... myself... i wanted to explore the feasible paths other folks took.. who already succeeded in syndicating their first deal.....Any help would be greatly appreciated...
