I would recommend no more than 4 for the first, just for the ease of financing and getting the best terms until you're more experienced in this area.

If you ever get sued, a good attorney will make every effort to pull you into it personally anyways.  

i really think it's that simple.and, for me personally, if i have long term tenants that have consistently paid on time and had no issues for several years, i will usually get them a gift card or something at year 3 or 5.there is no consensus on BP on this. 

The contractor causes injury to someone visiting the property (instpector, delivery person, etc.).

I chalked it up that he was going through some personal stuff but would not be renewing his lease, his lease ends on the last day of July.Well, a month went by and then I got to wake up to another large unhinged text of him accusing of another tenant of mine of a disgusting and sexual act in the bathroom openly in the household's group chat.

Personally, I think they are very ugly and I really don't see how using them saves much (any) money unless you get them free.Finishes are the most expensive part of construction.
