I do have an agent that is helping me on the side to find deal but for a person like me; completely fresh of boat, I have no idea what to look for and extremely nervous to pull that trigger. 

Before buying, do an analysis of the market that lets you in on its dynamics, link the type of property that matches your set goals and is in line with the risk you can take, survey the possible financial options open for borrowing money, and finally analyze the cash flow of this business before engaging professionals in managing this apartment complex.Conduct thorough checks on possible properties, covering in-person checks, money checks, checking leases, comparing market prices, checking rents, assessing the condition of the property, and looking over legal contracts.

Personally I would sell and take your losses and look to invest elsewhere.

Since he didn’t seem anything like whatI thought of as a “super sales personality”, I asked him how he found such success.

That said, that isn't the kind of action I'm personally cool taking part in or giving advice to others to do. 

BUt why cant i get a lien when the person clearly agreed to pay back in a contract and he failed to pay? 

I assist clients in figuring out methods to finance real estate, and house hacking is my bread and butter.Something i've done personally and continue to help new inspiring investors do every day.

We have some good Turnkey providers here but that product never appealed to me due to the entry price, declining rent as the house deteriorates and there is no real exit strategy without taking a sizeable loss for the first 5-7 years in most cases.
