If Oklahoma has a law called "Predatory Real Estate Wholesaler Prohibition Act", don't you think that might just be a state to avoid for a new wholesaler who doesn't know much of what they are doing yet?

A single member LLC regarded as a pass thru entity has no tax liability of its own.  

Mixed-use continuation is best served if you have foot traffic there or if there may be local business who could use a storefront and there aren't a ton of other similar mixed-use options near by.If I was choosing, I like mixed-use better because it gives you a diversified investment inside of one investment.

I consider myself day 0 total noob on section 8.

For out-of-state networking, I'd focus on engaging regularly in BP forums (like you're doing now), joining virtual meetups in your target markets, and connecting with active BP members who consistently provide value here. 

I know a lender will be able to tell me more and yes I am working with one now, just curious.

If you buy the house, do you owe both a fee?

I think many can be easily overcome like finding an attorney and contractors in the area, but the most interesting challenge I can think of is how to hire someone to deliver late payment notices one day a month.
