I would recommend a smaller, local bank for this.If you spend the majority of your time focusing on these 3 pieces of your team, I believe the other pieces you listed will more naturally fall into place, and save you time rather than screening a bunch of different people for the job(s).

You usually only have 2 weeks, but I've had the clause active for as much as 28 days.The other alternative is not to sign a purchase agreement at all, but a "right to buy".

Now, you at least have something to point to in terms of experience when the HML folks ask you for it for the run down shack you want to flip.The alternative is that if your down payment is big enough relative to purchase price (not ARV), there's always someone out there that'll finance it because your substantive skin in the game (way more than 20%) means the HML is in a "can't lose" position.

Their response was a small tax reduction on the provincial portion of all commercial property instead of a significant reduction in residential rental property {despite owners of commercial property supporting the latter}.The population of the Maritime provinces is about the same as that of Montréal, so naturally commodity and food prices are greater (the possible exception being seafood ;-)) as per unit transportation costs are higher.In Fredericton we are split between student rentals and those for everyone else (mostly young professionals).
