I am looking at a multi family in cincinnati and I am debating "house hacking" one of the units  while we renovate it to get better financing or just running it as a rental.

Quick background I co-own/manage 192 multi family units. 

Raising rent on these properties is not subject to the 3% or so annual cap that multi-units are subject to.

@Matt Gilroy, I have three properties in Northern Virginia, one property in San Diego, one property in the Myrtle Beach area, and two multi-family properties in southern Ct.

@Justin Wotton  I agree with @Dan Smith For the 1st part of your question I can speak from personal experience: it was a HUGE help for myself to get licensed, get involved with some deals, experience first-hand the process from search to closing before purchasing my first multi-family.

Dear folks,Other than realtor.com and sleeve or pocket listings (or your own realtor) which site (s) do you go to multi family searches in Canada?

My plan is to buy a multi unit and live in one unit while renting the others with the intention of moving out once it is fixed up and renting all of the units. 

The bigger multis I purchased 20-22 unit had substantial value ad that couldn't be done with the 4s and duplexes.On the flip side the buildings I kept are great buildings that have great cash flow and I simply could not replicate.Pete

It's a 3 unit multi family house.
