Good Morning,I have listed and sold a LOT of short sales.

I paid $217 per sq ft and I knew with Orange County appreciation and lack of inventory, I knew I could sell for $300 per sq ft (sold it for $309 per sq ft) On answering you question, I was at the steps of trustee sales for about 5 months every morning and I knew how much distressed properties were going for.

The comps I did have were similar houses, but as stated , none are flood zone houses. the property was just put into a flood zone this past year.My thinking was that I am going to call my insurance agent in the morning and ask how much flood insurance would be for this house.

I was driving around this morning and came across a vacant property with a sign on the window with emergency contact information - a realty company.

Quick update:Spent the morning following up leads.

Thanks guys, no my contractor has not been out to the site yet that will be early tomorrow morning, so should have some more information by then.I know its a 15 year roof from experience and the homeowner flat out told me.

Now I can't get these two's voice out of my head this Saturday morning

It's true that I don't have any real estate experience (other than buying my home), but recently I've been seriously thinking about real estate investing - so discovering this online community this morning has been serendipitous!
