Detail everything in the lease (get a good example lease to go by and/or ask a local seasoned landlord for help).

There are entire areas of the City here where you won't find a property <80 - 100yrs of age. 60yrs is pretty young.There are lots of insurance companies who have no problem insuring more seasoned properties.

After talking to a seasoned investor,and wise older man, he said I should outline responsibilities of each partner, especially financially and both of us should sign off on it after agreed upon.

With a small rehab and the prime selling season not too far away you wouldn't need too much cash for too long to turn this deal.

My situation however is quite complex to say the least and I could really use the advice of some seasoned investors in a less public forum.

Only one season has aired to date and another is coming this June.
