It takes up a lot of your free time and mental energy.

Looking at it the home prices in 2018-2020 median prices floated at or below 400k then covid jumped up to close to 600k - most likely my guess is due to work from home mentality.

Sooner or later, if you're bright, you will likely find someone with the mentality and skillset you need to help you succeed who will go all-in with you on real estate.

Here is a tad more detail on the property and my mental math.

You're pulling from a work force of highly volatile people, who're tasked w/ doing an extremely physically and mentally draining job (in whatever weather mother nature provides for the day). 

I wish I had the mentality to take this step at such a young age.

Having a mentality of "always learning" (never failure) is always going to to get you to success sooner rather than later. 

If everything needs to go perfectly for the deal to make sense, you've got to create a matrix of paperwork and hope your contracts are really bulletproof, and pray the loan never gets called and nothing ever goes wrong and do mental gymnastics to justify it, then it's not a deal IMO. 

If I adopted that mentality, I would just leave the investing space as a whole.But again, thanks a lot for your input man because everything is something to consider!
