I would like suggestions on books, posts, material, etc.

You would be better off buying 2 $250,000s than 1 $500,000So, not knowing anything about your family situation, finances or construction skills, in general, I think a new home would be a tough strategy to work. 

You are required to disclose, as well as use the registered name on all marketing material related to brokerage services, you may also want to have in writing a policy or agreement with your broker regarding compensation related to your wholesaling activity, I think you are getting into some difficult practices, be sure to have your ducks in a row

He provides and covers a lot of great material that any new wholesaler should know when/before getting started in this business.

He had said he would be out there every week, but he wasn't showing up, and I had paid for materials directly to him for Cabinets, Hardwood flooring, ETC...in which he said he had in his warehouse, and I trusted him.Finally I got fed up and said that I was going to have to find someone else to finish the job (About $20K left to do & it Was a total was a $70K Rehab JOB and I would like the Cabinets and Hardwood flooring I paid for and other materials back, or would like $10K back.  

Anyways the question I have is this...I'm really trying to figure out where to put money first as far as marketing goes, have website and business cards etc...but as far as the marketing goes its a tough decision.

It's amazing the amount of NAR emails that come out for training and ratings and educational material and supporting material and on and on, all for a price of course. 

They usually provide a light breakfast (Chik-Fil-A, Jason's Deli kinda stuff) and get to hand out all of their promotional materials to the agents prior to the meeting. 

And he is a CCMI, and has been a NAR Instructor.Gary Keller of Keller Williams wrote a book called “Shift – How Top Real Estate Agents Tackle Tough Times”, and in Chapter 10 he wrote about using Creative Financing to help Sellers and Buyers.

However, I think the delinquent taxes are just too high on the 1st one and will make it very tough to make any meaningful money,  likely break even at best for an inexperienced newbie.
