Clear cache, clear data (will have to download offline content again but will not lose online library or playlists).  

If the inspection results indicate no major fixes are needed, it will have that going for it, plus it's located in a low crime area, and the target tenant for this kind of residence is less likely to trash the place (B+ neighborhood).

This might still be a lot for applicants in a C-class neighborhood, but it will be much less work for both of you if they can do it online (again, assuming they have access to a computer and a debit or credit card).
