I would approach local banks and credit unions first.

Best to work with an expert if you want to do everything legit.

I met a new investor, with contracting experience, at a local real estate meet up and he is interested in doing a flip using a hard money loan, renting the property out to his girlfriend, then using a FHA loan to buy it so he can live in it.

Both can work, the VA caller requires more training since they will not be local but are way more cost effective.Let me know if you have any questions.

Agreed, definitely want to narrow my focus and become a subject matter expert.

Not to say an experts advice isn't solid - just saying the culmination of information across all experts and all spans of time in one place is pretty helpful.
