There are numerous methods and ideas on how to go about the actual letter which I recommend watching/listening to some BP material to see what works for you.

I picked up Brandon Turner's "Rental Property Investing" and additionally started listening to the bigger pockets podcast.  

After you listen to the VM decide what the reply time should be, is it urgent or are they venting?  

Then again, those #s are tough to come by in my market so please take this with a grain of salt.In your shoes, I'd run comps to make sure this is what similar properties are selling for. 

I started my RE journey earlier and I've been listening to the BP Rookie podcast religiously (as well as started reading Rich Dad Poor Dad).

@BrandonTurner it is so hard to write while I listen to your audio books while driving.

Sometimes people just want you to listen.

Overwhelmed but really enjoying all the resources from bigger pockets... just listened to a short-term arbitrage podcast so this is cool to be a bit vicarious and listen in/learn/visualize what bringing in some STR's looks like... 

You should be listening to more of us who are telling you the pitfalls because if you think you are making a 200k spread with no experience, you are going to be left holding the bag on something, you just don't know it yet.

The nice thing about doing long drives as a semi-truck driver is that it allows you ample time to listen to BP podcasts and other related material to really boost your knowledge and mindset.
