Oh, PS, I'm working with the Home Depot kitchen designer to redo the kitchen in my apartment...I'm considering their 24-month no interest financing... comments?      

The units are small, two bedroom 1 bathroom with an open concept living room and kitchen. 

I want to open up a kitchen, gut two bathrooms, get rid of a 35” x 35” closets, and open up the basement (where I have a couple of walls, floating ceiling and carpeted flooring).Your opinion would be greatly appreciated.

Given this market, I have found that the most successful properties: are in safe neighborhoods, slightly below market rent, include a dedicated parking space (very important), a place to cook (kitchen or kitchenette) and a high number of bathrooms per bedroom (e.g. if 2 bedrooms or more, make sure there are 2 bathrooms).
