Personally, I never buy unless I have at least 30% equity at closing.Now for the cash flow on this deal:Gross rents: $1,204Operating Expenses: $602NOI: $602Mortgage Payment (P & I only, 30 yr, 7%, $74K): $492Cash flow: $110 per month, which is good.So, this property has a good cash flow, which is certainly the most important consideration.
