I know this can be expensive.  

Humans can be paid a finders fee in California. 

I use pricelabs as a guide but it takes time "in the market" to see how guests are responding to pricing.

The other two things can be faked much easier than a driver's license.

I personally use propwire.com for residential lists but you can get them online from tons of places. 

Now, I'm looking to dive a little bit more into the buy-and-hold strategy.Could you expound more on what you mean by not having much competition on 4 - 8 units?
