So, I would assume it is the same as if the “forged QCD” never occurred.....a Quiet Title action would likely need to be done, if the statutory period to contest the sale has not expired (7 years seems like long time though).I would try to track down the notary who notarized the QCD maybe.  

Here's a portion of Georgia law (underlining is mine):(a) Except as otherwise provided in this article, within one month after the termination of the residential lease or the surrender and acceptance of the premises, whichever occurs last, a landlord shall return to the tenant the full security deposit which was deposited with the landlord by the tenant.

Just make sure you have the buyer sign an assumption of the lease with an indemnification provision for anything that occurs after closing.

Once the closing occurs, the balance of the money still in escrow is sent to me.4 - All Income from the NNN goes through that same escrow account with instruction to pay you, then the mortgage on the NNN, then me.

As far as a housing crash similar to what occurred in the U.S. happening here, I think the tightening of the mortgage rules have lessened the chances of that taking place and things are leveling off somewhat.
