@Adrian Marshall the only place I know that you can get 0% for any time are credit cards, but unless you have a really significant business, each one will not come near $100k.

If you add every financial account to QuickBooks that you use for the rentals and then use the Reconciliation feature each month to match the bank/credit card statements there's no way for you to miss any transactions.

I've seen people making $5,000 a month but they spend $1,000 a month on their truck payment and insurance, another $1,000 on credit cards, and other debts that actually bring their available income to under $3,000 before even counting rent and utilities.

Most lenders do not use proposed short term rental income when you have no history on your IRS taxes to show the higher rent, they ask the appraiser to come up with a long term rental survey (you pay for this about and extra $200) and that minus 25% expense ratio is compared to the principle interest tax and insurance payment of the propose purchase plus your total housing PITI as if you drew 100% of the HELOC at the maximum rate plus car, credit cards, student loans etc...You need a lease and a deposit payment banked in your checking before docs.No it is not likely or "believable" that your spouse is buying another owner occupied home unless: you can show you are divorcing thus you need divorce decree and whatever expenses from that mess.

This can be a draw card for unwanted guests if not placed correctly)- RUBs utility bill back, but I’m assuming this is already in place- Internet/ Cable package that residents must use- Renters insurance is another that you can make as a requirement for residents, similar to the internet/cable package.
