What paper do I want in my hands that will provide me a good level of assurance that they've gone through the necessary steps?

I have read more or less every real estate book I can get my hands on here in the last 3 months or so.

You will also find many people do not distinguish between the Foreclosure and Power of Sale, though there are differences.The largest difference is when ownership of the property changes hands.
