Use Zillow and search specifically using Foreclosure or Pre-Foreclosure, actually drive the neighborhoods and look for homes that appear to be vacant/have overgrown grass, homes that look Leila they haven’t been maintained.

My guess is that whatever your stated goal, forming the LLC in NV doesn't get you any closer to it than you could get by using a knowledgeable professional to form the LLC in Ohio.

Upon a closer look at these deals, I wouldn't be at all surprised to find that 90% of purchase price is about the same as 60%-65% of ARV...there might not be the difference between purchase lenders and ARV lenders as one might think.
