I make an offer that is acceptable for me depending on the risks I have to take getting the flip done.This number IS my highest offer and I flat out tell the sellers this with my breakdown of my numbers.I am not going to waste time with making a lower offer, wait for them to get back with me, fight over a few grands, then someone regrets (because this IS what happens when you negotiate... someone will have to accept a number they didn't ideally want in the first place).I give my highest offer from the start.

I wouldn’t pay 80 grand to make 1000 in rent .i can get 1100$ in rent out of 30-35k duplex any day of the week in my area . 

If it’s a grand or so I’d do it .

Overall the costs to refi are relatively low (few grand tops)

When you lose a couple grand to theft, contractor walks off with a couple grand, you spend 8K in Due Diligence that did it's job.

If paying a relatively small fee (in the grand scheme of things when it comes to STRs) can make STRs accessible to people that it otherwise wouldn't be then that is definitely a business that makes sense and can make sense for some set of clients. 

You won't regret it and in truth, 60K really is a drop in the bucket in the grand scheme of things.Best of luckStephanie

Theres also a duplicate trash bill at like $60 that I was hoping to have removed, but I don't think it is happening even though the attachments to both bills of the exact same amount are the exact same invoice date and price.I'm just looking for advice since she is clearly playing hardball and seeing what she can get away with during the transition with regard to betting that I'm either a pushover or won't bother with legal action over only a couple grand.  

The $60k ($30k +$30k) to my wife and I, plus the $90k to all my children come out to a grand total of $150k untaxed or need to report in 2019.6.

@Scott TrenchI have spent a lot of time thinking about LA/SF and I have come to the conclusion that since there is such opposition to increased building density within the area, the result is that we will see larger numbers of people sharing a single dwelling, larger percentages of the population renting, people spending the grand majority of their income on that rent, and eventually we will see a large exodus of lower income people from the areas as a whole as it will be too expensive to live.
