could I get say 10-20-30 people to invest in a few grand for a flip and then use a hard money lender on top of that to help pay for a flip?

I have done the math many different ways in order to determine what I should offer, I would greatly appreciate the BP communities opinion's.Here are the details below:8 unit, all attached, one big "box", 3500 sf totalAll are 2 bed, 1 bath units that are 425 sf each (3400 sf total) 100 sf utility room)Dishwasher, Range, Refer in each unit.Units bring in $570 to $630 a month depending on tenant locked in rate, i.e. new tenants pay more. ($4790 / month currently) 100% occ., historically 95% + occ. rateQuality: out of date,interior 15-20 years old, entire apt. unit built in 1990Maintenance: well maintained but out of date2 story, 1 acre, room to expand, slab on gradeNear high school and walking distance to hospitalGross income last year was $56,000, Actual Op.

I've owned multi units in Bay City, but am a wholesaler/Realtor in Grand Rapids.I have access to the Bay City MLS and can help with comps if needed or introduce you to some local investors.

Depending on the the square footage and condition of the house you can usually get $350-$500 a room.

If the owner is close to what I think we can rent the home for, I dont have a problem listing it there, but letting them know we should have wiggle room and a plan for down the road is important.

It has an old furnace in the dirt floor basement, the status going down are not up to code, and the doorways between rooms are to narrow to be code.

If we were to go further with finishing it, we would probably create perimeter walls and a better floor and maybe a bar and a nice rec room space.
