The first property I bought was a house hack in the Graduate Hospital area, and now we have properties in South Philly, Delco and Port Richmond.

@Benson GeeI'm personally looking in the 77381 area since the school there are good but it is an expensive area for cash flow (rents are in the $1,500 and price per sqft for a “ready to rent” home is more than $1/sqt which makes it very difficult to meet the 1% rule of thumb and you may see new construction that maybe have a lower $/sqt But being new construction you really are going to take a hit on appreciation).

I would look if setup a 529 for your kids to help with the costs of the school.

I would suggest running comps for specific deals, and make sure all the comps are within the same school districts, which are obviously overlapped by this awkward, larger zip.

There is a wonderful program that will help them to go to school and receive funds from the State, but there is no transitional housing for them.

Unless you put a significant amount down of course...Adam,You are right, I've been looking at the MLS for about 3 months now and the best deals I see don't fulfill the 1% rule because I am looking in good neighborhoods with good school districts. 

We moved to bigger house with better schools and rented out house to learn how rental works and to see if we want to do it. 

Everyone knows there’s a big gap in the school system where children aren’t taught the basics of economics or about money and investment.
