I have a limited supply of capital so I want to be selective, but I also don't want to always swing for the fences and try to hit a grand slam with every deal.

I have seen the total swing to be $10,000 with several investors....all one can do is shake their heads at them.

If I rule out the vacation rentals, I could swing a 50/50 co-ownership agreement but there goes the revenue and now we're just speculating on if we can sell for a high.
