I am looking at purchasing a 2nd home for vacation/rental options and need to secure a good real estate attorney. 

The property wasn't underwritten, the homeowner saw money signs instead of reality, the market and guest avatar weren't researched, and good chance the furniture and decor were 15-20+ years old.

I would also look into lease options.

If you allow the PM to find and vet the tenant, I'd want a qualified reasons and/or background reports as to why the PM thinks this is your best tenant option.

We have cash in the bank but want to discuss lending options to not drain our liquid.

Plenty of options here under $350k. 

Go DSCR and up the LTV to 80% if it will debt service if not keep it at 75%.Second option is get a portfolio loan you are buying more then 3 properties.DM with any questions if you want to understand blanket portfolio loans. 

A lot of manpower is lost.As we approach our busy section 8 season (for us April - July) I am looking for better ways (more affordable and efficient options to the investors bottom line) to plan for and execute the workload which may include hiring someone that has section 8 experience to handle our CHA inspections(and associated maintenance work) or a company that we can outsource when the weeks get slammed with inspections. 

Some people like Bethlehem, some like Lehigh Acres, some on Stroudsburg, there are a lot of options.
