Rubin Thomas best strategy to become financially more free

so my goal is to become financially free enough to where i can back off my w2 a little bit more. im slowing building my portfolio through sfh and now duplexes/tri/quad, i certainly dont mind continuing to escalate in this manner and have enough to slow down on the w2. the cashflow is great and its much more predictable (so far). another deal has presented itself that is 10+ units and will, in the beginning, not cashflow too well  (wont be negative cashflow though) but will have a high ARV and some good equity in 2-3 years but i think it will delay my strategy to back off my w2. im a bit stuck on which path to choose and dont want to put in my capital it the 10+ unit when I can use the same capital into the strategy i have been doing and have more guaranteed cash flow.
