In general, a decent Agent can be a great resource for lenders and their various programs; for information regarding local zoning, restrictions, special districts, permitting and much more; directing you to resources for school and crime info; and of course locally "normal" time frames and other variables that you normally address in your purchase offers.

Some multi-units I've seen for sale seem to be in areas with a bad school district and high crime, but the cash flow does look good.
