I'm hoping that I can leverage this community's expertise to at least get a tip as to where to begin addressing some of my most basic issues/concerns about investing in the Midwest. 

Facebook, Instagram, and maybe Pinterest ads - consider using lead magnets that deliver educational value to get contact info, showcase your expertise, and build relationships with buyers and sellers who may not be ready to buy or sell right this moment.

You can target specific sectors or styles (real estate or high dividend yield, for example).

When Im working with a flipper...some of my expertise is used in helping them pick the specific finishes tailored to that property, in that neighborhood, that the likely buyers in that location and price range are looking for.
