If I were you I'd 1) find a source of income through a business or a job. 2) sit on my money and pretend it didn't exist while I research various different ways I'd like to invest it. 3) Decide on a course of action and commit 10% and no more to whatever vehicle I decided on. 4) Execute the course of action and analyze the feedback 5) Based on the feedback I'd invest more money or move on to something else.

If you HIRED a PM, then sure, the 5%/5% split between partners would make sense but since YOU are paying the full 10% in the form of labor (executing the job duties of a PM), that should come out of their end.

We added a room and just had the final rough inspections on it and now we are giving her a price for demoing out that room... she has a vision for the house that is nothing like what we were executing so in the end everyone will et what they want.
