If your original intent was to hold and a life changing event like a job relocation out of state occurs, you should be able to use your original intent and claim capital gains rather than ordinary income on the profits.

So in the event your tenant doesn't pay you the monthly rent, you will still have to pay the lot rent. 

Most investors want to keep their ownership in the event of a refinance, so I think it would be difficult to bring investors on board with that type of a deal structure.
