However, the best method I used to determine my CPA (or at least where I ended up) was just picking up the phone, calling places, asking a list of questions that were important to me, and scheduling a meeting if I decided they were worth a deeper conversation.Once the meeting came around (whether in-person or video chat), I asked very specific questions about my intentions of using the tax code to my advantage through REI and essentially 'tested' their readiness to lead a client of my nature. 

Many of these things (driving for dollars, foreclosures, distressed sellers, etc) have essentially dried up with the upswing in property values in the past 2-5 years. 

It's essentially a 6-unit building with only three units occupied, one vacant, two completely gutted, and the siding and roof are in pretty bad shape.

@Mark Small, you’re on target that standard VA home loans are intended to put military members and veterans into move-in ready homes that don’t require significant repairs.There is a separate loan product called the VA Renovation loan, which essentially packages a home purchase loan and a home improvement loan into a single product.  

I essentially meant taking out a construction loan but Im unfamiliar with there requirements.

For safety purposes that would be necessary.

FHA 203(k) loans may be used for home purchases and renovation projects, such as installing roofing or flooring, bringing a property up to code by repairing health or safety hazards, or replacing plumbing or electrical systems.

Some people also install a soaker system that essentially keeps the soil moist. 

Make sure you are very clear this is a lower level unit of essentially a duplex.
