I would think ( depending on the numbers mind you ) that getting into the multi cheaper, having your then portion of the mortgage very much offset if not  all out eliminated and allowing you to stack cash for the next acquisition would serve the long term purpose more efficiently.This was almost the exact spot I was in years ago.
