I stand by what I said earlier about access to capital - as an investor I know that its pretty easy to access large amounts of capital, and anyone who spends a lot of time, money, and energy marketing for capital is a red flag.I believe Summit has filed for bankruptcy, but as this has happened multiple times already expect them to resurface soon with a new name & new website.

This can be time consuming and frustrating to keep track of.

Typically if there is a co-borrower involved lenders are going to use the lowest credit score to qualify. 

I would advise anyone to use them as a last resort. 

None of the sites, including AirDNA which I like and use, are to be trusted at face value.

You are correct, the only way to use hard money is to have them cover the purchase and the rehab.

I wonder if this will spark another sharp increase in residential developments like in 2021. (20,000 in 2020 up to 27,000 in 2021) 

Whatever is stored on the shelves will mostly cover it.If it's no longer used, you could remove it completely.
