Fees should be clearly stated, easy to understand, and justifiable.

I could provide a move-in document that would have tenants e-mail me for non-emergencies and phone # for more urgent matters.On top of it all, I figure I can always just hire a PM at if this isn't as easy as I think it is... 

Finding one that fits my needs is not as easy as cold calling random firms in the area. 

Unless he has connection to a very good GC experienced in the area and referred by people he knows, this spells out a bad situation.  

More important to me is to see that people formulate a plan , invest with a purpose not just think real estate investing if something to lead you to easy street.

And is there an easy way to find out if a home was grandfathered in with the  Unified Development Code in 2001? 

Question that has stumped me...I've been mostly looking in Jefferson County, Alabama and have discovered how to cross reference the Default Tax list with the GIS so I can locate and study the property (YEA!).
