As long as you set the property up the right way in the beginning (ring camera's, smart locks on the doors, smart thermostat, good cleaning team etc) then it shouldn't be much more work than watching the pricing on your calendar and answering guest questions once the rental is set up.

I personally don't provide a nest thermostat, but I do provide a ring doorbell.

Ring Central is excellent.

For example on an individual unit level: when were dryer vents cleaned, toilet wax rings replaced, drains unclogged. 

New wax ring, place toilet, tighten bolts and attach supply line... done in less than 5 minutes.

I'll definitely keep my ears and eyes open re the Bypass.

Get a disinterested third party involved to be your eyes and ears... well worth a few hundred bucks.  

I sincerely wish you luck, but think that if you opened your mind and ears half as much as you open your mouth you'd likely become much wealthier.Even if all of your efforts to increase NOI pays off, if you were in my market 5 CAP = $2M, same amount of work and the improvements would cost the same, just more than double the value added, and rents will actually increase above inflation over time.
