The chances that the former owner will break through the fog of despair and confusion surrounding eviction and take the cash and go away are LOW.

But there are still plenty of deals out there; you just have to be careful who you're buying from & surround yourself with a strong network of experienced note investors so you can reach out for help when needed.  

The potential is there and when you look into surrounding comps the numbers line up. 

Experienced investors will want to help you if you show initiative, drive, and genuine interest.

I could be wrong about that, but it's just the sense I get driving around the area and seeing the appeal of the different places.But if I went for a third, I may try to get something close to Gatlinburg or Dollywood to diversify the portfolio.Regarding cleaners, we actually stayed in a cabin that your cleaner cleaned when we were in the area a few months ago.

Did your agent review the comps in the area surrounding the property before making the offer?

Then you could do some direct mail in which you send letters or postcards to properties that are on your pre-foreclosure or absentee owner list.You could also drive the neighborhoods you're interested in, write down addresses of houses that appear to have deferred maintenance and send letters to those addresses as well.Good luck on your investing journey!
