If you have the properties only in your name or your husband's name, then you can essentially raise that limit to 8 (4 for you and 4 for your husband) properties.

The cash flow is very high ($1070/month on $52,000 investment), deprecation is very fast even without accelerated depreciation, but there is no large upside on the backend of the investment because the asset is essentially plywood, a computer chip, and a cash dispenser. 

Whatever city you decide on, you could consider buying the best school district.

Considering that you're light on the renovation which is probably closer to $100K the equity is essentially your downpayment. 

Only problem we had was that customer support and clarity on the process once we received the metering components was essentially non-existent. 

I already have another rental as well that I bought with cash a few years ago and it pays me that nice steady monthly stream that I could essentially double with this potential next property.
